Securitization is not new; however, as Robert Kolb of Loyola University has noted, the traditional “originate-to-hold” model of selling and servicing a mortgage has given way to a “originate-to-sell” model. Accompanying this new model is a systemic lack of knowledge as to who will ultimately bare the risk of underlying mortgages and a loss of the sense of responsibility for guaranteeing the credit worthiness of the underlying debt holder.
